Living in Menorca

Menorca has two towns of nearly the same size, and then a long drop to everything else. Ciutadella holds about thirty-three thousand people and Maó about thirty-one thousand, and the next largest municipality is about a third the size. Maó carries the hospital the whole island is referred to; Ciutadella takes the crossing from Alcúdia. Six smaller municipalities make up the rest of a population just over a hundred thousand, down to Es Migjorn Gran with fewer than two thousand.

On the airport station's 1981 to 2010 normals, a typical January afternoon reaches fourteen degrees and a typical August one twenty-nine, with about 2,600 hours of sunshine across the year. The same table counts 27 stormy days and 19 foggy ones in an average year, and rain on 64 days of a millimetre or more. This is an island with weather, not a sun terrace.

Price is the one place the island stops being a unit. The asking-price index steps from province straight to municipality with no island tier, so no Menorca figure exists, and any single number offered as one has been assembled by whoever quoted it or lifted from a province covering Mallorca, Ibiza and Formentera too. Six of the eight municipalities carry a July 2026 figure; Es Castell, the fourth largest, and Es Migjorn Gran are absent.

The verdict

Honestly considered, both sides.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • The whole island is one health sector

IB-Salut treats Menorca as a sector of its own and names Hospital Mateu Orfila, on Ronda de Malbuger in Maó, as its reference hospital. Palma falls across at least two sectors, so no single hospital can be named for it.

  • A smaller foreign-national share than Ibiza or Mallorca

Subtracting Spanish nationals from the Censo Anual total for 1 January 2025 leaves foreign nationals at a little over a seventh of residents here, against well over a quarter on Ibiza and on Formentera and just over a fifth on Mallorca.

  • Six municipalities carry a published price

Alaior, Es Mercadal, Ciutadella de Menorca, Maó, Sant Lluís and Ferreries all appear in the July 2026 asking-price table, and the two that do not hold under a tenth of the island's residents between them.

  • Its own climate record, not a borrowed one

The station AEMET prints as Menorca, Aeropuerto sits at 91 m and has a full normals table. Formentera has no normals set of its own, which is why that guide carries no climate table at all.

  • A scheduled airport and published sea crossings

Menorca (MAH) recorded 4,210,152 passenger movements across 2025, a count of movements rather than of visitors. Balearia publishes Menorca to Barcelona and Menorca to Mallorca; Trasmapi publishes Alcúdia to Ciutadella.

The case against

  • There is no island price to quote

The asking-price geography runs country, province, municipality, district, neighbourhood, with no island tier anywhere in it. Any Menorca average you are shown has been assembled by the person showing it to you.

  • Two municipalities are missing from the table

Es Castell and Es Migjorn Gran have no published figure. The stated rule is that a zone with too few listings is rolled up into the geography above it, so this is sample size rather than a judgement on either place.

  • Some municipal asking prices rose sharply

In the July 2026 report Alaior was up by roughly a fifth on a year earlier, with Ciutadella de Menorca and Maó both up by more than a tenth. These are asking prices, not agreed sale prices.

  • No train, and no line on the agenda

A Maó to Ciutadella railway has been argued for on and off for a century and an early project reached Spain's 1908 secondary-railway legislation, but nothing was built. A June 2026 Menorca Es diari piece puts the idea outside current politics.

  • The climate record is dated and has a gap

The Menorca airport normals cover 1981 to 2010 rather than the more recent 1991 to 2020 period. One annual cell comes back as a dash in the source, and we leave it as a dash rather than sum the twelve months ourselves.

Editor's note

Where you might be better off elsewhere

Menorca suits a buyer who wants an island that works as one unit and can live with the fact that its market is only published in pieces. If you want a single island-level asking price you can check yourself, Formentera is the one of the four we cover that has one, and only because the island and the municipality are the same thing there; it has no climate normals of its own in return. If you want every municipality priced, all five on Ibiza appear in the July 2026 report, though foreign nationals there are well over a quarter of residents rather than a little over a seventh. If a train matters, Mallorca is the island with published lines, and Palma is the municipality on our list they serve, with the caveat that Palma is split across at least two health sectors and no single reference hospital can be named for it. And nothing in this batch yet covers rents, running costs or housing stock, on any island.

Menorca FAQ

Honest answers to the questions buyers actually ask.

What does property cost on Menorca?+
There is no island figure, and that is a structural gap rather than a hole in our research: the asking-price index steps from province to municipality with nothing in between. What you can compare is the six municipalities that do carry a July 2026 figure. Of those, Sant Lluís is the dearest and Ferreries the cheapest, with the top of that range asking roughly three fifths more per square metre than the bottom. All of them are asking prices rather than agreed sale prices.
Which parts of the island have a published price?+
Six of the eight municipalities appear in the July 2026 report: Alaior, Es Mercadal, Ciutadella de Menorca, Maó, Sant Lluís and Ferreries. Es Castell and Es Migjorn Gran do not, and the reason given is sample size, since a zone with too few listings is rolled up into the geography above it. Es Castell is the fourth largest of the eight by population, so the gap is not confined to the smallest places. Ferreries carries a current price but no year-ago comparison.
How many people live on Menorca?+
102,821 at 1 January 2025 on the Censo Anual, which is the count this guide uses throughout. Two other official counts exist for exactly the same date and neither agrees with it: the padron revision gives 101,794 and the Estadistica Continua de Poblacion gives 102,477. The spread is modest here, but it is real, and mixing figures across two of these operations, a population from one and a share from another, produces a percentage nobody ever published.
How international is the island?+
Subtracting the 88,025 Spanish nationals from the 102,821 residents counted at 1 January 2025 leaves 14,796 foreign nationals, a little over a seventh; INE publishes no foreign total, so that figure and its label are ours. It is the lowest share of the four islands we cover. The five largest foreign nationalities in that table are Colombian, British, Italian, Moroccan and Peruvian. On birthplace instead, 21,882 residents were born abroad, just over a fifth, and the gap between the two bases is naturalisation: anyone holding Spanish nationality is counted as Spanish.
Where do people go for hospital treatment?+
The island is a single health sector and its reference hospital is Hospital Mateu Orfila, on Ronda de Malbuger in Maó. That is a simpler arrangement than Mallorca has: four of the sectors IB-Salut publishes are on that island, with four different reference hospitals, and Palma itself falls across at least two of them. Ibiza and Formentera each have their own. We name reference hospitals rather than nearest ones, because we publish no distances. IB-Salut was read on 1 September 2026.
Is there a train on Menorca?+
No service and no station. A line between Maó and Ciutadella has been called for repeatedly over the past century, and an early project appeared in Spain's 1908 secondary-railway legislation, but it was not built. A Menorca Es diari piece of 21 June 2026 reports that the idea is not yet part of the political agenda. The islands' transport authority publishes train and metro lines for Mallorca only, which is a statement about Mallorca rather than about anywhere else.
How do you reach the island?+
By air into Menorca (MAH), which recorded 4,210,152 passenger movements across 2025; that is a count of movements rather than of visitors, and it should not be read as an arrivals figure. By sea, Balearia publishes crossings between Menorca and Barcelona and between Menorca and Mallorca, and Trasmapi publishes one between Alcúdia and Ciutadella. We publish no frequencies, timetables or crossing times, because operators change them more often than a guide can track.
Does Menorca have its own climate figures?+
Yes, from one station. AEMET's principal-stations publication carries a full normals table for B893, printed as Menorca, Aeropuerto, at 91 m altitude. The period is 1981 to 2010, and there is no 1991 to 2020 Balearic set in that service, so a table labelled with the newer period for these islands did not come from there. The annual mean is 17.2C, the January average maximum 14.1 and the August one 29.2, with 546 mm of rain over about 64 days of a millimetre or more.
What are the costs of buying property in Menorca?+
When buying property in Menorca, budget for property transfer tax (ITP) of 8% up to €400,000 (9% up to €600,000, 10% up to €1,000,000, 12% up to €3,000,000, 13% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Illes Balears rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Menorca?+
Annual property ownership costs in Menorca include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs.
What taxes do I pay when selling property in Menorca?+
When selling property in Menorca, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Menorca no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.

Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
